One of the most pursued lawsuits involving commercial property owners is trip and fall accidents. Victims have the right to recover hospital and medical expenses, lost wages, and compensation for loss of earning capacity, pain, suffering, and emotional distress.
The best practice for avoiding these lawsuits is preventative maintenance. Pro-active site maintenance includes repairing and/or replacing damaged walkways, stairways, and curbs, potholes, missing handrails, directional arrows, traffic control lines, and drainage. Due to the amount of time and effort that goes into
assessing property maintenance, Swan Co. offers a variety of site visit options
depending on a property’s use and needs.
Most customers choose a bi-annual contract scheduling their
site visits in the early Spring and then again before the Winter. This allows
us to identify potential repairs before they evolve into a larger and
more costly issue. However, some prefer regularly scheduled site visits which
may include exterior litter control, site inspection of vacant properties, and
property clean-ups.
