Winter weather can be such a headache! From slip and fall concerns to tenants’ complaints, a snowstorm or an ice event can be a significant problem for commercial property owners. Swan Company’s personal mission is to provide excellent service by handling snow and ice management proactively. Over the past 11 years, we have provided snow plowing for parking lots, roads, loading docks, sidewalks, and shipping yards through significant winter events. We have achieved this by having the right amount of equipment, personnel, and materials on site. Let’s look at those three items:
1. Equipment – Snow removal efforts can go on for many consecutive hours so we keep and maintain the newest equipment. Why? So that it’s reliable and not taxing on our operators. This proactive approach to our equipment assets provides top productivity throughout each event, from pre-salt to snow relocation.
2. Personnel – Since commercial customers rely on us for a variety of critical services, YEAR ROUND, we employ invested and dedicated team members that are ready to respond to winter weather events. We are proud to say we don’t hand off your site safety to subcontractors. We perform all snow and ice removal services in-house. We also make sure that our employees have fresh replacement team members on stand-by in case the storm or event lasts longer than a recommended shift.
3. Materials – There are two essential considerations to acknowledge when referring to materials: quality and quantity.
Quality – As far as the product used to de-ice your parking lot and pavement, there are two options: treated and untreated rock salt. Treated rock salt will melt ice at a lower temperature and faster than untreated, but it is more expensive. Since cold arctic temperatures are not typical to the NY/NJ market, this is a less popular option. As a bulk industrial customer, providing either treated or untreated rock salt is not a problem.
When it comes to sidewalk de-icing, this is a little more complicated. The standard de-icing material for the tri-state area is called calcium chloride. Many landlords and property managers require the use of this chemical de-icer on sidewalks because it melts snow and ice faster than rock salt and does not damage concrete surfaces. Many Contractors want to save money and choose to use a rock salt product that has calcium chloride in it so that they can say they used calcium chloride, but in fact, they are using a much cheaper, inferior, and damaging product than pure calcium chloride. Swan Company uses pure calcium chloride, which you can quickly determine, as it consists of pure small white pellets and not colored rock salt with a few white flakes. In this way, we are upholding our end of the contract in two ways. First, by not using a cheaper than agreed upon product. And second, not leaving our customer ‘holding the bag,’ so to speak, when it comes to repairing or replacing their concrete sidewalks.
Quantity – This is very simple; we have both the capital and facilities to purchase and store enough deicer products to ‘weather the winter’ through countless storms and freeze-thaw cycles. Swan Company will never leave you without prompt and excellent service!
